Gross vs Net Rental Yield
Gross yield = Annual Rent ÷ Property Price. It’s a quick benchmark but ignores costs. Net yield = Net Annual Income ÷ Total Investment (price + buying costs), after accounting for vacancy, property tax, and maintenance — a more realistic picture of actual return.
